1. Resorts are all about creating experiences. The guest choses the resort for the experience, not the distance to their office or meeting location. Amenities are very important to the experience.
2. Food and beverage is major component to the resort experience as there may be limited or no food and beverage options off the property.
3. Resorts typically don’t fight for market share like a city hotel but rather have to create the market and demand for the property.
4. Marketing budgets are typically larger and more complex since you are not fighting for market share.
5. The more remote the resort location, the less the rates are set by a competitive set but more by the experience and reputation of the property. Resorts may be the driver of the destination.
6. Staffing at resorts can be a major challenge due to seasonality and lack of a labor pool.
7. If it is a mainly a leisure resort, the guests have a very high expectation as they are paying their own bills and not expensing it. Guest expectations are higher when they are paying for it themselves
